These Terms explain the conditions that apply when you use the A1 Pro website, request an estimate, communicate with us, or engage A1 Pro Pressure Cleaning LLC for exterior cleaning or related services.
These Terms of Service (“Terms”) govern use of a1propressurecleaning.com and certain interactions with A1 Pro Pressure Cleaning LLC (“A1 Pro,” “we,” “us,” or “our”).
The website provides general information about our exterior cleaning services. The specific scope, price, timing, preparation requirements, and other terms for a particular project are determined through the estimate, proposal, work order, invoice, Jobber record, or other written communication applicable to that project.
If a project-specific written estimate or agreement conflicts with these general website Terms, the project-specific document controls with respect to that project, except where applicable law requires otherwise.
1. Agreement to These Terms
By using this website, submitting an inquiry, or requesting an estimate, you agree that your use of the website is subject to these Terms.
A website inquiry by itself does not necessarily create a contract for cleaning services. A service agreement is formed only when the applicable estimate, proposal, work order, or other service arrangement is accepted by A1 Pro and the customer, whether in writing, electronically, or through another mutually accepted method.
If you are accepting an estimate or arranging services for a property you do not personally own, you represent that you have sufficient authority to authorize the work or that the appropriate owner or authorized party has approved it.
2. Website Information
This website describes exterior cleaning and related services offered by A1 Pro, including roof cleaning, driveway cleaning, patio and pool deck cleaning, paver sealing, spot-free window cleaning, commercial pressure cleaning, and house washing.
Website descriptions are general. Properties, materials, finishes, stains, access conditions, surrounding features, and customer needs vary. A description on the website does not guarantee that a particular method, treatment, product, or result is appropriate for every property.
We may correct errors, change descriptions, update photographs, revise services, or modify website content without prior notice.
3. Estimates, Quotes, and Acceptance
Estimates are based on the information reasonably available when the estimate is prepared, which may include photographs, customer descriptions, onsite observations, measurements, surface conditions, access, and the requested scope of work.
Unless an estimate expressly states otherwise:
- An estimate applies only to the work specifically described.
- Additional areas or services are not included merely because they are adjacent to the quoted area.
- Conditions that were hidden, inaccessible, incorrectly described, or not reasonably observable when the estimate was prepared may require a change in scope or price.
- An estimate does not reserve an appointment until scheduling is confirmed.
- An estimate may be subject to an expiration period stated in the estimate.
Changes requested after acceptance may require a revised estimate or additional charge.
Electronic acceptance
Where A1 Pro and the customer choose to conduct a transaction electronically, acceptance through Jobber, email, electronic signature, online confirmation, or another agreed electronic method may be used to document the parties' agreement, subject to applicable law.
4. Customer Authorization and Property Access
By authorizing service, the customer represents that A1 Pro has permission to access the agreed portions of the property and perform the accepted work.
The customer is responsible for obtaining any approval required from:
- A property owner.
- Landlord.
- Tenant.
- Homeowners' association.
- Condominium association.
- Property-management company.
- Commercial landlord.
- Building management.
- Other person or entity with authority over the property.
A1 Pro may rely on the authorization provided by the person requesting or accepting the service unless we have reason to believe that authorization is invalid.
5. Service Scope and Changes
The accepted estimate or work order defines the primary scope of the project.
Work not expressly included may be treated as additional work. Examples may include additional walls, sidewalks, windows, roofs, structures, stain treatments, furniture moving, stripping, sealing, restoration, or areas that were not included in the original estimate.
If site conditions materially differ from what was represented or reasonably visible when the project was quoted, A1 Pro may:
- Discuss a revised method.
- Modify the scope with customer approval.
- Provide a revised price.
- Decline to clean a particular surface.
- Pause or discontinue work when reasonably necessary for safety or to avoid foreseeable damage.
6. Pre-Existing Property Conditions
Exterior cleaning can reveal conditions that were difficult to see before dirt, staining, algae, mildew, oxidation, or other buildup was removed.
Customers should disclose known defects or sensitive conditions before work begins, including where applicable:
- Loose or failing paint.
- Oxidized siding or coatings.
- Cracked or loose stucco.
- Cracked concrete.
- Loose or broken roof tiles.
- Roof leaks.
- Failed caulking or window seals.
- Damaged screens or frames.
- Failing pavers or unstable joints.
- Existing sealer failure, haze, whitening, delamination, or peeling.
- Efflorescence.
- Previously repaired or patched surfaces.
- Electrical hazards.
- Water intrusion.
- Delicate landscaping.
- Specialty coatings or materials.
A1 Pro's observations are made for purposes of planning exterior cleaning. They are not engineering, roofing, plumbing, electrical, structural, mold, environmental, or building-code inspections.
A1 Pro is not responsible for creating a pre-existing defect merely because the defect becomes visible during or after cleaning.
7. Cleaning Results and Stain Removal
A1 Pro seeks to provide professional exterior cleaning, but no two surfaces or stains respond identically.
Unless specifically guaranteed in writing, A1 Pro does not guarantee complete removal of:
- Oil stains.
- Rust.
- Paint.
- Mineral deposits.
- Hard-water staining.
- Etching.
- Oxidation.
- Fertilizer stains.
- Efflorescence.
- Embedded discoloration.
- Permanent organic staining.
- Damage or discoloration caused by age, deterioration, prior cleaning, or prior chemical exposure.
Cleaning may improve the appearance of a surface without returning it to a new or original condition.
Future algae, mildew, mold-like organic growth, dirt, staining, weeds, or other buildup may return after service. Unless expressly provided in writing, cleaning is not a guarantee against future recurrence.
8. Service-Specific Conditions
Roof cleaning
Roof-cleaning methods depend on roofing material, condition, slope, access, surrounding features, and other site-specific factors.
Cleaning does not repair roof leaks, broken or loose tiles, failing underlayment, damaged flashing, worn coatings, or other roofing defects.
Driveways, concrete, and hardscape
Existing cracks, spalling, etching, aggregate exposure, discoloration, settlement, embedded staining, and deteriorated surfaces may remain visible or become more apparent after cleaning.
Patio and pool deck cleaning
Pool decks and patios may remain slippery when wet. Cleaning is not a representation that a surface has become slip-proof or that an existing slip-resistance rating has been changed.
Customers should identify delicate natural stone, coatings, pool equipment, drainage concerns, or specialty finishes before service.
Paver sealing
Paver sealing depends on surface preparation, moisture, weather, existing coatings, joint condition, paver condition, and compatibility of the selected product.
Unless specifically included in writing, sealing does not constitute repair of:
- Settled or unstable pavers.
- Base failure.
- Drainage problems.
- Structural movement.
- Existing coating failure.
Color enhancement, gloss, sheen, and final appearance can vary based on the material, prior treatment, product, surface absorption, and conditions.
Sealing does not permanently prevent weeds, insects, staining, moisture intrusion, efflorescence, or future deterioration.
Window cleaning
Routine window cleaning does not repair scratched, etched, cracked, fogged, stained, or failed insulated glass units and does not repair damaged frames, tint, seals, screens, or tracks.
Hard-water restoration, interior windows, screens, tracks, frames, and specialty treatments are included only when specifically stated in the accepted scope.
Commercial services
Commercial customers and property managers are responsible for communicating relevant access rules, tenant restrictions, pedestrian-control requirements, delivery schedules, parking limitations, and other property-specific requirements before service.
9. Customer Preparation and Responsibilities
The customer agrees to reasonably prepare the property for the scheduled work and to follow preparation instructions communicated by A1 Pro.
Depending on the project, preparation may include:
- Closing and securing windows and doors.
- Removing or securing small outdoor items.
- Moving vehicles from work areas.
- Providing reasonable access through gates or entrances.
- Securing pets and animals away from the work area.
- Identifying irrigation controls or sensitive landscaping.
- Identifying known leaks, electrical problems, damaged surfaces, or other hazards.
- Obtaining required HOA, landlord, tenant, building, or property-management permissions.
- Keeping occupants, guests, customers, and other persons clear of active work zones when requested.
A1 Pro may postpone, modify, or decline work if access is unavailable or conditions are unsafe or materially different from those expected.
10. Scheduling, Weather, and Delays
Appointment times are scheduled in good faith but may be affected by circumstances outside A1 Pro's reasonable control.
These may include:
- Rain.
- Lightning.
- High winds.
- Extreme heat or other weather conditions.
- Unsafe surfaces.
- Equipment problems.
- Traffic.
- Access restrictions.
- Delays at a prior project.
- Conditions discovered onsite.
- Events beyond A1 Pro's reasonable control.
Weather-sensitive work, including certain paver-sealing applications, may need to be postponed to protect the quality of the work.
A reasonable weather or safety-related postponement does not constitute failure to perform the service.
11. Cancellations and Rescheduling
Customers who need to cancel or reschedule should contact A1 Pro as soon as reasonably possible.
Any project-specific cancellation fee, deposit policy, rescheduling condition, or refund term will be governed by the accepted estimate or other applicable agreement.
A1 Pro may cancel, postpone, or reschedule work where reasonably necessary due to weather, safety, access, equipment, staffing, property conditions, customer nonperformance, or circumstances outside our reasonable control.
Nothing in these Terms is intended to eliminate or restrict a cancellation, rescission, refund, or other consumer right that cannot lawfully be waived. If a transaction qualifies for a statutory cancellation period under applicable Florida or federal law, that legal right remains available according to the applicable law.
12. Prices, Deposits, Invoices, and Payment
Pricing is based on the accepted estimate, proposal, work order, invoice, or other written agreement.
Any required deposit, payment schedule, due date, or payment method will be communicated for the applicable project.
The customer is responsible for charges for authorized work, including approved additions or changes to the original scope.
If a payment is disputed, declined, reversed, or otherwise not completed, A1 Pro may pursue amounts lawfully due under the applicable agreement and law.
A1 Pro reserves all rights and remedies available under applicable law regarding unpaid amounts. Nothing in these Terms authorizes a fee, interest charge, collection cost, or other charge unless permitted by applicable law and the parties' agreement.
13. Photographs and Project Documentation
A1 Pro may photograph or otherwise document relevant portions of a property before, during, or after work for legitimate business purposes such as:
- Preparing or confirming an estimate.
- Recording pre-existing conditions.
- Documenting work performed.
- Quality control.
- Training.
- Insurance or claim documentation.
- Resolving questions or disputes.
Project documentation does not by itself authorize A1 Pro to publicly disclose unrelated personal information.
Promotional, advertising, portfolio, or social-media use of identifiable customer or property information will be handled consistent with applicable permission, agreement, and law.
14. Jobber and Other Third-Party Services
A1 Pro may use third-party platforms and service providers to support website operation, estimates, scheduling, customer management, communications, reviews, analytics, hosting, or related business functions.
Our website currently includes or may link to services operated by third parties such as Jobber, Google, social-media platforms, review platforms, hosting providers, and other technology companies.
Third-party services operate independently and may be governed by their own terms, privacy policies, availability, security measures, and technical requirements.
To the extent permitted by law, A1 Pro is not responsible for outages, errors, changes, content, security incidents, or other acts or omissions occurring solely within a third-party service that A1 Pro does not control.
15. Acceptable Use of This Website
You may use this website for lawful purposes related to learning about A1 Pro, contacting us, requesting services, or otherwise interacting with the business.
You may not knowingly:
- Attempt to gain unauthorized access to the website, server, forms, accounts, or systems.
- Introduce malicious code, malware, automated attacks, or harmful content.
- Interfere with website operation or security.
- Submit fraudulent or intentionally false service requests.
- Impersonate another person or falsely claim authority over a property.

These Terms do not transfer ownership of A1 Pro intellectual property to any website visitor.
You may view and use the website for ordinary personal or business evaluation of A1 Pro's services. Other reproduction, republication, commercial exploitation, or creation of misleading derivative materials may require permission.
Third-party names, logos, trademarks, widgets, and materials remain the property of their respective owners.
17. Website and Service Disclaimers
To the fullest extent permitted by applicable law, general website content is provided for informational purposes and is not a substitute for a property-specific assessment.
A1 Pro does not represent that:
- Every service is appropriate for every property.
- Every stain or discoloration can be completely removed.
- Cleaning will repair damaged materials.
- Cleaning will prevent all future organic growth, staining, weeds, deterioration, or maintenance needs.
- Website information will always be uninterrupted, error-free, or completely current.
Any express service warranty must be specifically stated in the applicable written estimate or service agreement.
Nothing in these Terms excludes warranties or protections that applicable law does not permit to be excluded.
18. Limitation of Liability
To the fullest extent permitted by applicable law, A1 Pro will not be liable for indirect, incidental, special, exemplary, punitive, or consequential damages arising solely from use or inability to use this website.
With respect to cleaning services, A1 Pro is not responsible for losses caused solely by:
- Undisclosed pre-existing damage.
- Hidden defects.
- Structural failure.
- Defective materials or installation.
- Prior chemical treatment or prior improper cleaning.
- Customer failure to follow reasonable preparation or aftercare instructions.
- Unauthorized persons entering an active work area.
- Conditions materially misrepresented or withheld from A1 Pro.
- Acts or omissions of third parties outside A1 Pro's reasonable control.
To the fullest extent permitted by law, any monetary liability arising from a particular service project will be subject to the limitations contained in the applicable estimate, agreement, insurance arrangement, and governing law.
Nothing in these Terms excludes or limits liability for gross negligence, willful misconduct, fraud, or any other liability or consumer remedy that cannot legally be excluded or limited.
19. Indemnification
To the extent permitted by law, you agree to be responsible for claims, losses, liabilities, or reasonable costs arising from your own unlawful misuse of this website, fraudulent representations, lack of authority to order work on a property, or material breach of these Terms.
This provision is not intended to require a customer to indemnify A1 Pro for A1 Pro's own negligence, willful misconduct, or other responsibility that applicable law does not permit to be transferred.
20. Governing Law and Venue
These Terms and use of this website are governed by the laws of the State of Florida, without regard to conflict-of-law principles, except where federal law or another applicable law controls.
Subject to any applicable consumer right or jurisdictional requirement that cannot be waived, disputes concerning these Terms or services provided in Miami-Dade County may be brought in a court of competent jurisdiction serving Miami-Dade County, Florida.
Nothing in this provision prevents either party from using another dispute-resolution procedure if both parties separately agree to it.
21. General Contract Terms
Entire agreement
For a service project, these Terms together with the applicable accepted estimate, proposal, work order, invoice, written change, and other incorporated terms constitute the agreement concerning that project.
Conflict between documents
A project-specific written term controls over a conflicting general website term with respect to that project, unless applicable law requires otherwise.
Severability
If any provision of these Terms is held unlawful, invalid, or unenforceable, that provision will be enforced to the maximum extent permitted or severed where appropriate, and the remaining provisions will continue in effect.
No waiver
Failure by A1 Pro to enforce a provision on one occasion does not automatically waive the right to enforce that provision or another provision later.
Headings
Section headings are provided for convenience and do not independently expand or restrict the meaning of these Terms.
Assignment
A customer may not transfer a service agreement to another property or party without A1 Pro's consent. A1 Pro may assign business contracts or records as part of a lawful business reorganization, sale, or transfer, subject to applicable law.
Force majeure
To the extent permitted by law, A1 Pro is not responsible for delay or failure caused by events beyond its reasonable control, including severe weather, natural disasters, governmental orders, utility failures, widespread outages, labor disruptions, emergencies, or similar events.
22. Changes to These Terms
A1 Pro may revise these website Terms from time to time to reflect changes in our services, website, technologies, business practices, or legal requirements.
The “Last updated” date at the top of this page indicates the most recent revision.
Revised website Terms generally apply when posted and do not retroactively replace a different written term already agreed for a completed project unless the parties lawfully agree otherwise.
